When we got the keys to our first house, we got a 60-page inspection report and a handshake. Nobody to ask which findings mattered, what repairs should cost, or when a noise was worth worrying about.

So we did what most people do. We read the report a few times, tried to work out what was worth fixing and what wasn’t, and eventually did nothing. We waited for things to break instead of getting ahead of them.

Maintenance was the same guessing game. We had no idea which chores were busywork and which ones actually kept the house cheaper to own. Sometimes we got it right. Sometimes the surprise came later: the fence we didn’t repaint at the first signs it needed it, the roof we let grow moss because nobody told us to keep it off in the first place. We know now: a $30 bag of moss treatment each fall, or someone on the roof with a pressure washer and shingles that may not survive it.

Then the first serious problem hit: termites, in our West Seattle house. We had no idea how bad it was, and it scared us. When the first pest control estimate came in, we had nobody to ask whether it was fair, too high, or missing something. So we went with it, because we didn’t know what else to do. We know now we were badly overcharged.
