Do I need a plumber to flush my water heater, and what does it cost?
Flushing a tank water heater once a year clears the sediment that shortens its life. Here is what a plumber charges, what the job includes, and how to do it yourself in an hour.

A flush is a hose, a bucket and an hour. Most homeowners can do it, and doing it yearly is the single cheapest way to add years to a tank. Pay a plumber when the drain valve is plastic and stuck, when the tank is past 10 years (a first flush on an old tank can loosen a valve that then will not close), or when you want the anode rod and the pressure relief valve checked in the same visit.

Why it costs what it costs
- Trip charge: most of a plumber's price for a flush is the visit itself, which is why it is cheap to bundle with another small job.
- What is included: a true service visit adds a relief valve test, an anode rod check and a look at the venting. A bare flush is the lower end of the range.
- Problems found: a seized drain valve or a worn anode rod turn a flush into a small repair, usually another $50 to $200 in parts.
When to stop and call someone
- The drain valve will not close afterwards, or drips: this is the common failure, and it means a valve swap.
- Rust-colored water that does not clear after several minutes, which points to the tank itself.
- Any water around the base of the tank, now or ever. That is a replacement conversation, not a flush.
If you do it yourself
- Turn the gas valve to Pilot or switch off the breaker for an electric unit
- Close the cold water supply valve on top of the tank
- Connect a garden hose to the drain valve and run it to a floor drain or outside
- Open a hot tap upstairs to let air in, then open the drain valve
- Let it run until the water is clear, then close the drain, remove the hose and reopen the supply
- Once the tank is full and the upstairs tap runs steady, restore gas or power
Tools: garden hose, bucket, flathead screwdriver, work gloves.
Questions people ask
- How often should I flush a tank water heater?
- Once a year in most of the country, twice a year where the water is hard. Tankless units get a vinegar flush on the same schedule.
- Do I need a plumber to flush my 30 gallon water heater, and what would be a fair price?
- No, unless the valve is stuck or the tank is old. If you hire it out, $75 to $250 is the typical range for the visit, and bundling it with another small plumbing job is the way to make the trip charge count.
- Does flushing count as maintenance for the warranty?
- Most tank warranties ask for annual maintenance. Keep a dated note or a receipt; Viorly's care plan can log it for you.
- The water heater is making a rumbling or popping noise. Will a flush fix it?
- Usually yes: that is water boiling under a sediment layer. If the noise returns within months on a tank over 10 years, the sediment is set and the sound is the tank telling you its age.
