What does a water heater replacement cost?
A tank water heater lasts 8 to 12 years and fails without much warning. Here is the range for a like-for-like swap and what changes the number.

licensed or specialized work
A gas water heater is licensed work (gas line, venting, permit) and an electric one is close to it. What you decide is tank or tankless, capacity, and whether to move it. Ask each quote to include haul-away, the expansion tank and pan, and the permit; a quote missing those will grow on install day.

Why it costs what it costs
- Tank size and fuel: a 50 gallon gas unit costs more than a 40 gallon electric one. Power-vent and high-efficiency models add more.
- Code catch-up: an expansion tank, a drain pan, seismic straps or a venting fix are often required when the old unit was installed years ago.
- Tankless costs roughly twice as much installed and may need a gas line or electrical upgrade, in exchange for endless hot water and lower running cost.
When to stop and call someone
- Water pooling under the tank, rust in the hot water, or rumbling and popping sounds.
- The unit is 10 years or older: replace on your schedule, not the tank's.
- Pilot light that keeps going out on a gas unit.
Questions people ask
- How old is my water heater?
- The serial number encodes the manufacture date. A photo of the label is enough for the advisor to decode it.
- Tank or tankless?
- Tankless costs more up front, saves energy, and suits households that run out of hot water. A tank is cheaper and simpler. Both last longer with an annual flush.
- Can I replace it myself?
- Electric units are swapped by handy homeowners in some places, but gas is licensed work almost everywhere, and the permit and inspection protect you.
- My water heater is 12 years old and a plumber quoted $2,400 to replace it. Is that fair, and do I even need to?
- At 12 years a tank is at the end of its typical life, so replacing on your schedule is reasonable even if it still works. $2,400 sits in the middle of the national range for a standard 40 or 50 gallon gas tank, provided it includes the permit, haul-away, pan and expansion tank. Ask for those in writing before you say yes.
- I was quoted $6,200 for a tank water heater. Why so high?
- That is above the range for a like-for-like tank swap. It usually means a power-vent or high-efficiency unit, a relocation, a gas line or venting fix, or a premium-brand installer. Ask what is in the number and get a second quote; the same job from another licensed plumber is the best check.
- It still works but runs out of hot water fast. Replace it?
- Fast run-out on an older tank often means sediment has taken up part of the tank, or a failed dip tube or lower element. Under 8 years, a flush or a part is worth trying first. Past 10, put the money toward the replacement.
